The BIG Question: Do I go it alone, or Do I hire a local Michigan Agent?

 

The fact is, most people who try to sell their own home end up using a REALTOR® in the end anyway. Before anybody decides to fly solo through this complex, time consuming and financially perilous process, they should consider these questions.

Will you really “save” the real estate commission?
The short answer is possibly yes.  However there are a few keys factors to consider.  First do you have accurate current market datar of recent homes sold in your neihborhood, zip code, town etc.  Listing your home at the proper listing price can be tricky as markets can often move quickly.  Second, do you know exactly what home buyers are looking for?  Does your home have these features and if not are there a few minimal upgrades you could do to ensure your home sells quickly and at top dollar.

Are you familiar with real estate law?
Complicated and ever changing, real estate law governs nearly every phase of selling your home.  One wrong move and an entire deal can fall through, or worse, a lawsuit can ensue.  Using a Michigan Realtor reduces your exposure to all of the above.

How many potential buyers will you reach?
The advancements in technology have made it much easier to get exposure for your home.  Still however the MLS is still the best system in place to reach your local Michigan market.  To be in the MLS you have to engage a licenced Michigan Agent.  Additionally you will have to write your own description, run social media ads and track that activity.

Do you have the time?
Promoting a home is a full time job, and you may already have one. Will you be able to take calls at any time? How about screening the callers to figure out if they’re qualified to buy your home? Not everybody who calls is even suitable to walk through your home, but how do you tell?
